Solid, 100+% real estate backed real estate investments in family neighborhood single family houses in Sussex County with great schools systems. I take run down homes-the worst house in a good neighborhood-and rehab them like new*, then sell them under market value for a quick turn over. All in 6 months or less. I work in the ARV area of $250K which is great for new families or those downsizing, and has been generally NOT effected by the downturn. You wont make $100k in a get rich quick 'vaporware' scheme, but you will make about 20% annual return with an investment that is secured with over 100% collateral and a lien. *such as hard wood floors, new kitchen/appliances and bathrooms, curb appeal, and much more.
