Be careful of the SEC rules and your relationships.Would you ask your date to marry you the first time you go out? You don't even know them, there is no reason for them to say yes, right?Network, build a relationship, build a friendship, build some trust together, then when you ask you might get a more positive response.Would you walk into a dealership, open your check book, and buy a car from the first person who says. "I'm a salesperson, I have a great deal for you. Just write me a check." I know I wouldn't because that salesperson hasn't built any VALUE in my mind.Money does not look for an opportunity. A well presented opportunity is the magnet for money. NOT a generic request like, "Give me money and we'll make lots more money!"Show an opportunity, show experience in what you are planning to do, present it in such a way as the money partner can understand what it is, where it is, what is the purchase price, what are the expenses, what is the potential, what are the caveats, what are you putting in, and MOST important, WHAT IS YOUR EXIT PLAN!Then find someone you have built a relationship with and present it. Be professional. "I'm looking for people who have a high net worth willing to gamble on something I will find someday," is NOT professional.Money is attracted to good opportunities, not well worded requests from unknown people.Thanks, see you at the next meeting.

Al, I posted a request for info in response to a wholesaler offering cash deals in NJ (along with many other people who asked her for info), and I still haven't heard back. I agree that members and non-members (I'm still a non-member) need to check on this site on a timely basis and respond to requests more frequently. I loved the meeting I attended in April on short sales and the investor's seminar on rehabbing I attended a week ago, so I know this group can be a great resource for all of us.
