havent logged on in a few days. I actually have a "pending" REO luxury spec home in one of Old Tappan's high end subdivisions (by lake & golf course). I will get you all the details next week, as I'm working on getting the listing directly from the bank. What I can tell you is this:
Property Type: 1 fam 5-6 bedroom 4.5 bath custom home (dont know exact sq ft yet) on .92 acres, with a pool and I think 3 car garage.
Property BPO value - around 2.300M - 2.375M (around comparable, and higher end homes).
Borrowers owe: approx 2.8M.
Based on my conversation with the Lender, they'd be willing to entertain offers at around (2.1M-2.2M)
The market for luxury homes in Bergen county up until now has been relatively stagnant. People with money dont "need to sell" so the fact that someone actually lost a home in the area to the bank is a rare occurance. If purchased right, you can easily make 100k-150K profit margin, just wholesaling it to an end buyer.
