I have a commercial deal in Philly (TEMPLE) OFF MLS. Seller will communciate directly to buyer. However what I need is NDNC and a POF I can submit numbers so your buyer can do his own due-dilence. I will be up front I am looking for a 1 1/2 points on this deal. Seller will do this deal private no agent involved. Seller also would like to be a silent partner or you you buyer wants all he is ok with that too.

Operating Expenses 5,200
Debt Services 21,000
Net profit Income 28k
Net Operating Income is 49k
