Hi Group:
PM me if you have a retail buyer looking for a large renovated single family home on a quiet block in upper Irvington.
It has 5 bedrooms, 3 full and completely renovated bathrooms, a completely renovated stainless steel kitchen, finished basement, new windows, new roof, new plumbing, hard wood floors, new boiler, new water heater etc.
There's a French drain in the basement to keep it bone dry. Did I mention that I'm paying ALL CLOSING COSTS?
Price - $199k
Pictures of the property are available by viewing my profile.
PM me if interested - Thanks in advance.

Cecil that depends on the thread/discussion as well as how you define 'honesty'. If one starts a thread asking for opinions of Irvington, then by all means blast away. But if one is trying to market his or her property as an opportunity, then honest OPINIONS about what someone thinks "no one wants to buy" or how much they think buyers do and don't want to spend (especially when the FACTS say otherwise) are unwarranted. Before Paula posted her comments, buyers had shown their willingness to pay over $120k for homes in Irvington, contrary to her 'opinion'. And since she has posted, several homes in Irvington sold for way more than $120k. So to make wrongful statements while I'm trying to market my property, regardless of intent, should be avoided unless one is willing to be 'honest' based on facts, not limited experience and lack of knowledge regarding the market in Irvington. Again, I'm sure she meant no harm. But we have to be careful how our statements can affect someone's honest efforts at running a business.
So you do not think that honesty, wrong though they may be,should guide one's participation on this site?

Paula - with all due respect your message may be better suited for a PM to me. I'm trying to sell my renovated property. I know you don't mean any harm. However, our respective houses may be completely different. Our locations may be different. Our renovation work and etc. So I'd like for my thread to do what it is intended to do and that is to entice someone to bring me a buyer.
And fyi there are homes that have sold in Irvington for much more than $120k. I actually had 2 approved buyers who were going to pay my listed price. However, guidelines changed and booted one off the deal (she had another mortgage on another property and didn't have enough equity) and the other had personal family problems (divorce) that kept him from continuing. Granted I doubt that I will do another rehab in Irvington anytime soon (only went in on this one because I had an approved buyer who wanted the property). However, I remain optimistic that this property will be sold soon. If others don't share that optimism then that's fine. But out of respect for each other's business, that pessimism should be kept to themselves. Thanks.
I am having problems trying to sell a property in Irvington. No one wants to buy for more than $120,000 and the taxes are too high.
