I have come to the conclusion, that you can have as many deals as you can handle, but without the proper tools, such as a title co & attorney that handles, double closes, assignments etc, you will not be doing much business.

I'm an attorney that practices commercial and residential real estate on a state-wide basis in NJ. I have a title company that I use here in the Hamilton/ Princeton/ Trenton area, and frankly I often recommend to my clients that they use the title company to conduct the closing to save time and expense. The "South Jersey" practice is that title company are usually used to do the closings after the attorney deals with the contract, amendments and financing issues (and any title issues that pop up). The "North Jersey" practice retains attorneys as the primary responsible party for the closings. But there is no requirement as to which practice must be followed, and recently I have seen many northern transactions following the southern practice. (By the way, geographically the split between north and south is generally accepted as above/ below the line across the state at highway I-195.) I'm a partner in a title company and do alot of real estate deals myself. I'm very familar with all the different closing techniques. I very rarely use an Attorney. Please contact me regarding what you are trying to get done.
