I have experience with Construction Project Management in the NYC area. I specialize in new construction, and have worked on union and non-union projects up to 35 stories tall in the 5 boroughs, including special needs housing, low-income housing, luxury residential, mixed-use, and commercial retail. In addition to working as a Project Manager for a General Contracting / Construction Management firm, I also have experience as an owner/developer's representative. What I am looking for is... (be specific)

I am looking to acquire rental/income properties in the NYC/NJ area using all cash, with a market or after repair value of up to $250,000. Cap rate without refinancing should be 10% or above. Ideally, these would be pretty houses requiring little to no repair, with paying tenants. I love looking at packages - which include may include photos, comps, leases with payment history, descriptions of and estimates of repairs, and expense statements. I am very flexible and am open to discussions on anything requiring significant construction/repair, so long as the numbers work and the end product makes a good cash flow property. I am open to buying subject to (mortgage takeover), using seller financing, and with any combination using cash.
