What I am looking for is... (be specific)

I'm looking for to start in sfh for the first year to two years . 3rd year move up to small apartments 5 to 30 units. With good financials that will average at least 100 in cash flow per unit that has the opportunity of forced appreciation with raising rents occupancy and expense management. . I would prefer off market properties that have occupancy issues or management's issues that can be bought under market value for greater cash flow n appreciation when fixed.
