we have a Paterson NJ wholesale deal that we have under contract that needs work.
The ARV is $275K according to a recent appraisal (less than six months old).
Major work has been done in 2007--siding, roof, windows, furnaces, and
hot water heaters are all new. Work needed is approximately $40K and is
on the interior--partly from water damage / frozen pipes, partly needs
updating / upgrading). In addition to the work it needs about 9K in mold
remediation from water damage. The area is good and the place is
vacant. We're looking for a quick turn around at a wholesale price of
$130K. We'd be looking for an early August closing. Downstairs unit is 4
rooms (1 BR 1 BA, 782 s.f.), upstairs unit is on second and third
levels, 7 rooms, 2 BR 2 BA, 1,618 s.f.). Square footage is from
appraisal. Partial basement was semi-finished (damaged from water
damage). Per the appraisal, total market rent is $2,600.00 with tenant
paying for gas and electric.
