An owner offered to hold 15% allowing me to come up with only 10%
assuming a bank loan at 75%, LTV.

that will allow this on a multi unit deal (over 4 units)
And / or can anyone recommend an aggressive and creative attorney in the hudson county area.
Bonus question - does anyone know any banks that will lend 80% LTV on a multi (over 4 units)
