I think you need to put some real numbers to this question so you get some feedback,
How much equity do you have in existing property?
How was value derived to determine equity?
How will you sign over this equity to secure new deal?
what is your time frame for exit of the deal?
What are the benefits to the new investor to finance a deal with you...
