In terms of overall area I believe, "IT" (the area) appeals to an investor looking for cash flow. Although I dont know the specific location of your subject property the overall area is a "rough" area" and maybe a little tougher to sale a single family home in area as their are multi-family opportunities as well. I know the area you are talking about I am from there if you want to look up the street I am from in relation to your subject property it is Schuyler Ave. I am not saying you don't have a good deal especially if you have a buyer to wholesale to, just trying to give a hand with understanding the area. I have an opportunity to puchase a 8 bed 3 bath single family home for 1/4 of the ARV but I am not familiar with the area. If you know the area and it could be worth it I would like to wholesale it.I did the comps and the numbers came in right.
I have to double check the repairs but it seems to be a good deal.
