As a home stager, I've seen many homes with outdated brass ceiling lights, Colonial dining room chandeliers and wall sconces, 70s "movie-star" bulb lighting around bathroom mirrors, old-fashioned ceiling fan lights, and those ubiquitous domed ceiling lights. When you rehab properties (as my husband and I have done several times), updating the lighting makes a big difference in how buyers will perceive the home. Every room should ideally have, at minimum, a central ceiling light, because buyers prefer light and bright rooms. Make sure to use bulbs with maximum wattage for each fixture. Chrome, satin-finished nickel, and bronze are popular "in" choices right now.
Here are some photos of "wow" light fixtures that add lots of style at less than $150 from Bellacor Pro, an on-line lighting store. (I just selected these for a property I'm currently staging.)
