Hi, I have contacted the SBA and they told me they do not provide funding or financing. They said I would have to obtain financing on my own and they will insure it.

Investing inside the IRA's is great. even better with the Roth since all on the profits and income you make are tax free for life. I've done tax liens, foreclosures  and notes in my IRA's. You can also do flips, buy and holds, on and on. I suggest you go to their website http://www.trustetc.com/ and click on e-library and equity university to read great articles and success stories about other investors. It's really a great way to create tax free wealth once you get a nice income going outside your IRA. I've been very happy with them. If you just put your money in the self directed IRA and let it sit in a money market, that's not too smart. You need to get it working for you.
