I have a buyer who is an apartment dweller, looking to buy first home.
He is a single guy, limited income and limited mortgage approval.
He wants a 2 family, he will live in one unit and needs income from 2nd unit to pay mortgage.
He is not looking to rehab, and neither am I in his price range, (he is looking under $100k, but even in Newark it will not buy much in decent condition).
I would like to make enough money (10-15k) to make it worth my while to help him. A 2 family with one small apartment (1 bedroom for him to live in) would suit him fine..... if you come across something like that, NOT in need of repairs greater than a coat of paint or leaky faucet, let me know !!!

P.S. He might qualify for Beverly at $135k, if I could get it for <120, it may be doable..... but not sure if that "street view" will scare him off...or not ?? LOL....

Let's be upfront......are you shopping and if so what are your real criteria as I see properties all day almost every day. Anything form a SFH to a 30+ unit building gets shopped to me nonstop.
Most of the people passing through here mean well and are learning but you sound more seasoned so let me help you. Does Beverly work for you at a different price? Or do you not want to be in that area?
I have a nice 8 family on Mt Prospect in North Ward. A 3 family all up and running on S. 9th.
