Why are you using VA's to make your calls? If you were calling me and used a VA, it would turn me off immediately! Why? I'd be wondering why this person couldn't answer all my questions and when they told me they were a VA doing calls for you, I'd really be wondering what it is you're afraid of to not make the call yourself.
You can use VA's for a lot of the work, but calling for money? I can't believe you're getting anything doing it this way, unless you're working with real inexperienced investors, which will cause you many more problems.
BTW, a great product is not the whole answer, it's only part of the answer. A lot more has to do with your credibility. Using a VA does not make your credibility any better.
Offer a great product and the money will always be there. Normally I just go to my database and begin making phone calls to investors . Investor want a great deal with security and accountability. I usually turn over my deals in 72 hours by assigning the contract. Make at lease 20 phone calls a day and hire people to call from your database.
In the alternative I will take pictures and video of the property and prepare a prospectus. I post it in youtube and link it to twitter,zillow,facebook and a dedicated blogger page. I also hire some VA's (virtual assistants)from odesk and have them call real estate and mortgage offices.
A good deal can be flipped for an upfront profit or note quickly if you have done your due diligence.
