Looking for a two family house in Hamilton/Trenton area

I have a buyer that's looking for a two family where he can live and rent out the other floor. price range of 90-105k. No rehab required. Ready to buy immediately. can afford 1200/mth . Must be in the Hamilton/Trenton area. THIS IS NOT A CASH BUYER.

I'll work on an assignment/finders fee to complete this transaction.
