Lease-Options

Hello everyone, my name is Vladlen Suris and I would like to get started in lease-options. I am looking for someone to partner up with or to just give me some advice and teach me some things about the business.   • Thats really great, I mostly just focus on multi-family property investments and I am trying to raise enough capital so that I can begin investing. Lease-options is a new thing for me, I only came across it a couple of months ago and it caught my interests. 

     

    The network is the most important part and this is a great place to meet people. That would be great i highly appreciate it and i look forward to speaking with you more.

  • Yes, I studied lease optioning, wholesale investing, rehabbing and short sale investing really well so I'm very fond of all of them. However, I chose to focus on short sales since there are so many pre foreclosures out there especially in this market today. Wholesaling, lease optioning and rehabbing would be great I think if the properties had equity. 

     

    But most of all, I created a stronger network of investors and vendors in the short sale investing world. When I was in the wholesaling business back then, I came across a lease option investor (didn't personally meet him but heard he was really active in Bergen County NJ) and I got his # from a friend. Once I find the # I'll send it over to you (it was a while ago).

  • Yea the rental market is pretty hectic out there, with all of these waiting lists that sometimes span for years. I am even on a waiting list for a co-op just for the heck of it and they are predicting a wait of about 30 years just for a studio apartment, its insane! Ill rather own a house, as im sure most people would, especially if you had to wait that long, so this is a great concept that I would love to get across through people. Do you know of any good real estate lawyers who can draw up these kind of contracts or do you just recommend keeping it cheap and printing out these contracts online? It would be great to work together when you are ready, having an enthusiastic and passionate partner is always a great thing!

And perhaps making people aware of this Option would help as well. I've always though this to be a great idea, and have plans to use it later in the future. I think it's a smart start for you. It's beats good ol' renting and stressing over your first home. The best of both worlds. I can't wait for the opportunity to work with this type of contract. They stay in these programs usually for a year or two, which is usually the term for the owner financing with these tenants, and then they obtain a mortgage and the property is sold off to the tenants. I found it to be interesting and an enticing business due to the large amount of people who are willing to rent in the New York area and also many people who cannot obtain mortgages choose to rent instead until their credit is repaired, so why not offer them a home that they can own in a couple of years with the repairing of their credit. Plus it is taking longer for sellers to sell their homes, so it may be an attractive option to offer them this form of seller financing.

And perhaps making people aware of this Option would help as well. I've always though this to be a great idea, and have plans to use it later in the future. I think it's a smart start for you. You can LEASE a home for a certain amount of time agreed upon with the OPTION to purchase it at the end of the lease. The rent or part of it, is considered the down payment. I took part in a webinar and read some pieces on lease options, and it looks like something I would want to do. Do you have any experience with this business because I would like to know more about it, and I haven't meet anyone yet who does it. What i really want to know about is the contractual part to this business, since it is the most important part and I haven't been able to get much information on that part. It all seems easy to do and you hear about people making money of it, so I would like to get more knowledge on lease options before I start doing anything.
