I'm curious as to your thoughts on Irvington NJ as an area to invest in? Seems like there are alot of foreclosures therefore alot of opportunity. Can anyone tell me about the area?

Please listen to me do NOT buy in Irvington, especially if you have not sat in your car at night (once the sun is down) to check out the block and cross streets. If you do not do that and you are not comfortable with what you experience please call a charity and make a positive donation instead of hurting yourself financially.

The below link is a good place to start when researching areas. Me personally, I wouldn't invest there, but there may be someone who likes to invest in war zones, like slum lords, etc....
People say Newark is bad but I believe Irvington is worst collectively. There maybe some areas through out Irvington that are okay like any other city but as a whole. I would not walk through that area without a car nearby in the "late afternoon".

Comp's are coming very low, so it looks like it will be hard to wholesale.
I have a potential seller there who told me Not to walk there at night, no mater what...
But - I was wondering about the same thing... thanks for bringing up the question to the forum.
