If you were to recommend 2 or 3 counties to invest in Long Island what would they be? I'm looking to invest in middle income areas, with sfh, nice areas. All recommendations are greatly appreciated because I will be spending a good amount of money marketing to those areas.

on the south shore in Nassau County you should be looking along the Babylon LIRR branch line. A few good mixed blue collar lower priced manager type locations. North of Merrick Road.
Remember.....if everthing is cheap there is a reason and you do NOT want to waste your time trying to educate others on why they are wrong and don't understand. It keeps you from making wholesale flips. Good value in modest neighborhoods, repeat, repeat, repeat! Do NOT stray from the formula.
