How a Newbie Gets Started...

So you've been to a bootcamp or two. And you decided that REI is the path for you.. the best thing sliced bread (and it is...). You even went to some networking seminars. What's your next step?

I'd like to hear how you personally pursued real estate investing, from the moment you decided to charge forward right up to the completion of your FIRST deal. Feel free to include the steps you took, the fears you conquered, the hurdles you faced, and the successes you won.

  • That's fantastic, Rob. Seller financing AND helping the buyer get a lower mortgage than his rent. Perfect!

    I have always been intrigued with real estate. I started part time, around another business interest. I bought a small 2 bedroom house on a very small, but clean & quiet street. I talked the seller into holding the financing and I paid for the rehab. I had a contractor renovate parts of the property, making the huge, outdated bath smaller, thus creating a new nice sized bath & a 3rd bedroom. We also finished off part of the basement.

    I did my homework (before buying) and discovered that the property was in an enterprise zone. So the buyer buying the property from me could get a $5000 grant to use as down payment. His mortgage company was ok with me paying some of his closing costs, and the interest rate made his payment less than his rent was. It worked out - he got a house, the contractor got some work doing the renovations, I made out ok.

    I learned alot from that first property, and many more since.
