Getting business started

Hi everyone I have been member for a while now and have a serious question that goes out to anyone who will listen. I have been misled and ripped off by several so-called Investors who I had paid to mentor me and help get my REI business off the ground I have also taken several courses and despite the hardship of having to learn mostly everything on my own through trial and error I have come to the point where I almost have the business up and running and automated , but lately though I have been generating constant leads and even have several properties under contract it seems everytime the deal gets killed by a realtor or attorney now I don't know if I just happen to be getting bogus properties under contract or doing something g terribly wrong. After 5 years of struggling now I am almost to the breaking point if I didn't have so much invested I would have walked away along time ago. I'm feeling very discouraged would anyone out there share their time and thoughts as to what I'm doing wrong ill gladly explain what I'm doing, I'm willing to do anything to get this business runningThank you all for your timeMatt
