Im not going to Binghampton, others have warned me away, the secret in lower class areas is strong local management and claculating that as part of yearly income you will have to evict someone every other year or so and pay a few K every other year for damage. If you include all these aspects into your calculations and your still getting 30% , whats the problem?
plan for the worst and get someone else to do the heavy lifting.
I know Fishtown in Philli, not my cup of tea but it's coming up I hear.

One last suggestion....make sure you know the rules for the assistance groups....how long their guarantee is good for on the rent payments, 1 month, 3 months, 6 months or if very lucky one year.....that is important to understand....and the eviction laws in which ever counties you are working in....

Fishtown is great area to play in but stay out of Binghamton NY.....looks are very misleading.

Fishtown is in subsection of Philly.
In the 'Cuse stick to Student housing. It all looks good on paper but when you experience it for a while the troops will wear you out between eviction for nonpayment, vandalism and general nonsense....be careful in welfare state areas...cap rates look great and are great SELLING tools they do not help buyer.....just from my own experiences up in the area....
