What is the difference in being a "Bird Dog" or a Wholesaler?
In my opinion a Bird Dog is someone who gives you a tip on a property
that is coming available, in distress, going into foreclosure, divorce or in need
of a quick sale for any other reason.
Bird Dogs usually don't do too much homework on a property and just pass
on the information. They may or may not have a personal tie to the sellers.
And don't expect too much info as they are usually not trained "wholesalers."
and don't command the same referral fee as a wholesaler. Iformation from
Bird Dogs is like the old saying...."A birdie told me"
The wholesaler does allot more work and gets much bigger referral fees.
Wholesalers usually present the entire deal completely laid out for the investor
and many times they actually control or own the property as well. They are
in a much stronger position to command the higher wholesale fee.
