We just got a pocket listing (but not for long before it goes on the MLS) for an 8 units Brownstone in Downtown JC.

Asking price is $2.5M.

Need to put down a minimum of 30%

CAP rate: 8%

    Im an agent too and I work at Liberty Real Estate (offices in Hoboken and Jersey city) and I have buyers for that, so if you are willing to work with me, let me know if you are not paying a fee and i have to get it from my buyer.
