6 Units in Union City / Heights (12 CAP)

I have a very good opportunity for a short sale 6-unit building in Union City (Summit Ave and 15th). There are five 2 bedroom apartments and 1 large store. Gross rents will total 80,000/year.

I already have several great leads for businesses that will sign the lease for the store at $1500/month. Plus I already have done over a thousand dollars of legal on contract work (because it's mixed use). I am willing to pass this off to the right investor. 

I can get it for 355k because I know the bank well and worked with them before. They're pretty hassle-free when it comes to short sales.
