Looking for an investor to work with on deals in Rochester. I have 2 deals there right now:
- Beautifully renovated 4 bd single family in a "A-/B+ area" for 32k.
- Okay condition duplex with 20-year downstairs tenant and recently certified Section 8 unit upstairs for 41k.

Of course. The thing is they're so cheap that most banks won't want to bother. So you have to buy a larger one or buy several at a time and get a blanket mortgage of at least 50k.

How did you make out with those two deals. What is (was) the ROI with 20% down, at a 15 CAP.

For a duplex at 40k you can get 1100-1200 a month. Taxes are generally about 15% of annual income. Vacancy varies but I use 15% just to be safe. Basically at the most conservative numbers you're still getting a 15 CAP. It's just about cashflow, not appreciation, but there are areas to buy in Rochester that actually will appreciate too.
