$100K Profit Possible, Paterson, 2 Family, asking $130K, rehab needed $45K, ARV $275K

Hi All,

 

the details are in now: ARV $275K. Rehab $36K and Mold Remediation $9K for a total of $45K. Asking $130K.

 

Address: 24 Sherman Ave, Paterson, NJ 07502.

 

1 BR 1 BA on first floor, large 2 BR on second and third floors (2 full baths).

 

Exterior was completely redone, new siding, new roof, new windows, new furnaces, new hot water heaters, all in 2007.

 

Interior is a mess--pipe damage left water damage and mold and other mess (ceilings came down ins some places). Needs some electric, some plumbing, and new floors, new kitchens, and new ceilings. We have a written estimate that I can send. ARV is based on a February 2010 appraisal. Easy to show.

    Paterson is in Passaic county. I don't have anything in the two counties you're looking in right now. Good luck.
